Land and property checks

Someone stands on the plot you were told about and records what is actually there.

What you receive

  • Physical visit, with the site compared against the description you were given
  • GPS position and recorded accuracy, plus photographs of every beacon found
  • Wide-angle photographs, close-up evidence and a walkthrough video
  • Access route: observed road width, surface and condition
  • Electricity and water infrastructure on or near the site
  • Neighbouring developments, and local accounts where people consent to give them
  • An optional journey video along a route agreed with you

Construction and installations

Milestone visits that show whether the work you are paying for has happened.

What you receive

  • Baseline and milestone visits, with dated before-and-after photographs
  • Visible work compared against your agreed scope and documents
  • Material deliveries documented, and quantities counted where counting is reasonable
  • Observational checks on solar, CCTV, fencing, roofing, boreholes and renovations
  • Incomplete work and mismatched claims recorded plainly
  • Issues flagged where a qualified engineer or electrician should look

BnB and rental oversight

Periodic visits and a records review, so you can see whether the accounts match the property.

What you receive

  • Property-condition visits and inventory comparison
  • Maintenance, repair and purchase evidence checked against what was billed
  • Booking records, payout records and expenses reconciled from documents you authorise
  • Timing differences, platform fees, refunds and cancellations accounted for
  • Unsupported costs and missing records flagged neutrally
  • Follow-up questions put in writing, with the answers recorded

Deliveries and recurring checks

A scheduled pair of eyes, with each visit kept as its own record.

What you receive

  • Confirmation of whether agreed goods were observed on site, and in what condition
  • Identifying details recorded where they matter — serial numbers, markings, counts
  • Repeat checks on a schedule you set, with findings compared visit to visit
  • An evidence archive that stays yours

Photographs from real assignments will appear alongside these services once we have work we are cleared to publish. We would rather show you nothing than show you a picture of an inspection that never happened.

Read a full report before you spend anything.

Every finding shows the question you asked, what the inspector observed, the evidence behind it, and what it does not establish. The sample includes checks that came back unresolved, because those are the ones worth seeing.

How an assignment runs

    You tell us what you need to know

    Your questions, in your words, and whatever you have been told or sent. No account needed to enquire.

  2. 02

    We scope the work and quote

    We agree exactly which checks are in scope, what they can establish, and what they cannot. Travel, urgency and any specialist involvement are priced openly.

  3. 03

    You authorise it

    Nothing happens on the ground until you have accepted the scope in writing. Where a visit needs someone's permission, we get it.

  4. 04

    An inspector visits and records

    Photographs, video, positions and notes, captured against the agreed checklist. What could not be checked is recorded as not checked.

  5. 05

    A reviewer checks the report

    A second person reviews the evidence against the findings before anything reaches you. Drafts are never visible to clients.

  6. 06

    You receive the report

    Findings, the evidence behind them, the limits of each one, and the questions still open. If we later correct something, you get a new version stating why.

Who is accountable

Every report names the inspector who visited and the reviewer who checked their evidence. If a finding is wrong, you know who wrote it and we reissue a corrected version stating what changed.

Disclosure

LandyKe is a separate property-management activity associated with our founder. It is not part of VerifyKe and is not bundled into these services. Where LandyKe manages a property, VerifyKe cannot claim independent assurance over that work, and we will tell you so rather than take the assignment quietly.

What we will not do

Our independence is only worth something if it costs us work. These are the things we turn down.

  • Sell land, broker deals or negotiate on your behalf
  • Hold your money, release escrow or pay contractors
  • Take commission from a seller, agent or contractor
  • Certify legal ownership, title authenticity or boundary correctness
  • Certify structural, electrical or engineering work
  • Tell you a property is a safe investment, or free of fraud

Where the answer needs a licensed surveyor, advocate, engineer, valuer or accountant, we say so and can help you commission one. Their scope and fee are disclosed to you separately.

Questions people ask first

What does a check cost?
We quote each assignment rather than publishing a rate card, because cost depends on where the site is, how far an inspector travels, how urgent it is, and whether a licensed surveyor or other specialist needs to be involved. Tell us what you need and we will price it before any work starts.
Where in Kenya do you work?
Coverage is being confirmed and we will not claim countrywide reach we cannot deliver. Send us the location and we will tell you plainly whether we can get there, and what the travel adds.
How long does it take?
Timing is agreed during scoping and depends on distance, access and whether anyone's permission is needed to visit. We do not advertise a fixed turnaround we have not committed to operationally.
Can you confirm the title is genuine?
No. We record documents you supply or that are lawfully obtained with your authorisation, noting their source and date. Confirming title is work for an advocate, and confirming boundaries is work for a licensed surveyor. Where you need either, we will say so and can help you commission them under a separate, disclosed scope.
What happens if the inspector cannot get access?
The visit is recorded as access-blocked, with what was attempted and why it failed. You are not shown a completed report for a visit that did not happen, and the affected checks are marked not verified.
Is my evidence private?
Yes. Photographs, video and reports are private to your case by default. We do not publish routes, coordinates or footage, and nothing is uploaded to a public video service.
